We will then provide you with a cost and if you decide to choose us to complete your conversion we will manage the project from start to finish taking control of all aspects of design and build to suit your requirements. We can, on your behalf, instruct an architect to complete a detailed survey of your property to enable a set of specific plans to be drawn up and designed to your specific requirements.

Our quotation will be calculated and based from these drawings and all building works will be carried out as per the drawings and building notes regulations to include the necessary 1st and 2nd fix for all trades involved. We will identify any problems on the drawings and/or in the building notes with the build once started and liaise with the architect to resolve any RFI issues. We will project manage the complete proposal and keep you fully updated with weekly target programs for each weeks progress of the works.

We will procure all materials allowing for leading times and arrange all necessary viewings from Building Control up to final inspection to ensure all regulations are met and the project has past all inspections.

The plans and drawings should be specifically designed to meet all current Building Regulations to enable the proposed loft conversion project to be completed to your specific requirements. All plans will be submitted for Building Regulations approval of which your local Building Control will charge you a fee for their inspections at the appropriate time. Gaining permission from the local authority

The law regarding planning permission can be a bit strange. The norm is that if a loft conversion that is going to have a dormer extension will require planning permissions and they are usually only granted when proposed construction is at the rear. That said we have carried dormer extensions where planning permission was not required and the dormer extension was built at the front of the property, the only requirement was Building Regulations approval. This is always a must if you want to be able to market your property as a loft conversion extra bedroom.

Dormer extension is only really necessary if you have limited space in your loft as it does open up the eves. If you already have a lovely big space in your loft then you wont need a dormer and can save yourself a lot of money. If this is the case and your just thinking of having a loft conversion only with roof window lights, planning permission will not be necessary; all that will be required is Building Regulations approval from Building Control.

We use a very experienced architect who has a vast knowledge in the loft conversion field and who deals with the local authorities on a daily basis. He will survey your home and the surrounding area, design, plan and submit all drawings and structural calculations to local authorities building control for their approval. You will also receive a draft copy for your approval prior to application being sent to building control.
