How much is a new roof?

It can be a worrying time knowing you need a replacement roof for your property. It’s no small task and if you’re planning to stay in the house it will be with you for the rest of your life. You need to obtain a price but you’re unsure how much you should be paying. It’s always prudent to get a few quotations so as you can compare them.

The planning program

As you well know that every roof is different but most common is a three bedroom house of average size and shape consisting of an up and over roof design of approximately 65 to 70 square metres have a concrete black or brown tile.

Day 1 – Erect all necessary scaffolding, arrange for a skip to be delivered and all materials are delivered to the project and stored as necessary.

Day 2 – Strip roof of all existing tiles, battens and under felt and clear away to the skip. Salvage any usable tiles before discarding and store these to one side. Fit a new breathable felt system with new roofing battens so as to ensure the property is watertight.

Day 3 – Jenny wheel lift all tiles onto scaffolding and set out. Lay all roofing tiles and fix. Lay cloaking boards or cement boards to the gable ends and fix.

Day 4 – Cement ridge tiles or use a dry fix ridge, and cement gable tiles or use a dry fix cap. Clear all waste materials and debris and strike the scaffold.

In general an average up and over roof to a semi detached or terraced property can be completed in 2 to 3 days where a detached property will take 3 to 4 days due to the additional sand and cement work that may be necessary. This can be reduced if the dry fix system is used.

Size of Tile

The size of tile can make a difference as small tiles will take considerably longer to lay and fix so will take longer and add extra days to the project.

Hips or valleys

Most roofs are a standard up and over design, if you have a more complex roof with hips and valleys in then be prepared to add an additional 2 to three days on the project depending on the complexity of the roof. This will inturn add to the cost of the roof.
